TW&A acted as Construction Manager (Agent Owner) for this $10mm, 60,000 s.f., 3 story mixed use building in Glenville, NY. The first floor consists of Class A retail and office space along with space for a restaurant, the second floor contains office space, and the third floor has 16 apartments (6 corporate, 4 standard, and 6 high-end luxury). TW&A was involved throughout the project from the initial design phase until final completion in September 2014. TW&A coordinated the 17 prime contractors for the project and provided an on-site superintendent. In addition, TW&A acted as owner’s rep for the four major tenant fit ups concurrently. The project was completed on schedule and under budget.

This project was completed within 60 days.

TW&A represented Metroplex Development Authority as Construction Manager for the new Weigh Station roof and parapets in Schenectady, New York. On behalf of Metroplex Development Authority, TW&A reviewed the Project’s contract documents, budget, and schedule; provided monthly onsite inspections and written field observation reports confirming the quantity of work in place; recommended disbursements for the Project; and identified potential budget and schedule overruns. The project consisted of removal of old roof and masonry, repairs, and replacing the roof with a historically accurate slate roof and parapets.

TW&A acted as Construction Manager representing Metroplex on the Schenectady County Library Plaza project. TW&A worked very closely with Jersen Construction Group, the general contractor. The goal of this project was to revitalize the hardscape and landscaping in the immediate area around the Library.

Project scope included input on project development and design, contract negotiations, and project oversight. TW&A established and coordinated project logistics and construction activities, while providing the interface between Jersen Construction and the City of Schenectady.

TW&A facilitated comprehensive project coordination meetings in order to develop team oriented project environment. This unique and appealing hardscape design maximizes the use of outdoor space through the addition of a seat wall, raised tree beds, patio area with benches while showcasing an existing art sculpture.

TW&A acted as Design Builder/Construction Manager for the Franklin/Liberty Lot Reconstruction & pedestrian walkway project. TW&A assembled and led a team of local architects, engineers and trade contractors to address Metroplex’s desire to enhance traffic flow and parking within the Franklin/Liberty parking lot. The design also incorporates the new Center City Walk from Liberty Street to Franklin Street. This unique and inspiring pathway with modern decorative lighting and ornamental fencing provides a welcoming and secure atmosphere while incorporating two iconic monument signs with updatable message boards.

TW&A acted as Construction Manager representing Metroplex in coordination with the City of Schenectady on the Lower State Street Vault Stabilization project. TW&A worked closely with the general contractor Callanan Industries in the completion of this project. The project scope involved the removal and/or reconstruction of 54 vaults beneath the sidewalks on State Street between Erie Boulevard and South Church Street. This project was time sensitive due the coordinated revitalization of the Lower State Street hardscape including new sidewalks, granite curbs, decorative light poles and asphalt roadway.

TW&A’s scope included advising on project design and development, contract negotiations and project oversight while coordinating construction logistics and activities. TW&A also provided an interface between the contractor and the City of Schenectady, as well as property and business owners. TW&A facilitated comprehensive project coordination meetings while promoting team oriented interaction between all involved parties.

This intricate project required extensive repairs including the removal and replacement of top three floors structures while maintaining building structural integrity. The project also involved coordinated abatement of asbestos materials while performing shoring and construction activities. TW&A provided overall project management overseeing engineering, architectural and construction phases. TW&A coordinated and conducted comprehensive project meetings to ensure this successful stabilization on schedule and budget.

TW&A acted as Construction Manager for this $23m, 137,000 s.f., 8 building, 4 phase LEEDS project that encompassed 2 city blocks. The Bureau of Services Facility houses the City’s entire Department of Public Works as well as offices for a number of City service Departments. Phase 1 & 2 included a 8,700 s.f. Salt Shed, a 26,000 s.f. LEEDS Maintenance /Office Building , a 60,000 s.f. Heated Vehicle storage facility as well as mitigation of 10,000 tons of unexpected contaminated soil. All phases were completed under budget and ahead of schedule.

The assignment included managing a community outreach program and close coordination with all Municipal Department heads relative to traffic, safety and expectation management. TW&A managed all onsite construction activities as well as represented the owner with all contractual, cost and schedule issues. The projects were completed under budget and ahead of schedule.

TW&A represented O’Brien Kiernan Investment Co. interest Kimball Junction shops in Salt lake City, Utah by acting as Project Manager managing all aspects of construction and design, including negotiating contracts, schedule & cost monitoring. This adaptive reuse project converted a large grocery store into five national retail stores, and included a large addition. The work was phased so that the current tenant was not disturbed. TW&A was able to ensure that the project was completed minimizing the owners exposure to construction issues throughout the entire project, while maintaining the project’s schedule & budget.

TW&A acted as Program Manager assisting and advising Metroplex, as well as the City of Schenectady for the successful implementation of the “Proctor’s Block” Phase 1 Redevelopment Plan. This mixed use redevelopment area included: Proctors Theater, Bowtie Cinema, Parker Inn, Hampton Inn, Appertivo Restaurant/Offices & Apartments, Clinton South Parking Lot, a Central Co Gen Heating Plant and a snow melt system. Scope included project development advisement, design and negotiations assistance, monitoring SEQRA process, project and contract oversight, establishing and monitoring construction logistics, coordination of construction activities including interface between all involved parties, development and maintenance of overall program schedule, and community interface with adjacent property owners and business. TW&A also chaired comprehensive coordination meetings, inspired team oriented communication between all involved parties, developed and maintained overall program schedule as well as established and monitored construction activities and logistics to insure safe procedure. TW&A’s original contract was renewed on three separate occasions due to our successful project delivery methods.

TW&A teamed up with AKW Associates to provide Construction Management Services to Oban Associates for the adaptive reuse renovation & façade construction of 124 Jay Street 1st floor. This adaptive reuse renovation of the first floor was an extremely aggressive tenant fit up schedule allowing a full gut/rehab to take place within five weeks. The façade work was phased in after the 1st floor tenant occupied and opened for business.
